Selling up north

Sell up north.
Land down south.

The hard part of this move is almost never the market. It is the gap — the stretch between your house selling and your next one being ready. I work both ends of the state, so that gap is mine to manage, not yours.

The fear nobody says out loud

Almost every seller I talk to has the same unspoken question, and it is not "what will I get for it."

It is "what if it sells and I have nowhere to go." That fear keeps people in houses they have already outgrown for years at a time. It is a real risk, and it is also a solvable one — there are four or five standard ways to bridge it, each with a real cost and a real tradeoff.

What you should not do is pick one because an agent waved at it. You should see all of them side by side, with the actual cost of each, before you list. That is what the guide below is for.

The process

How the two-ended move actually runs

We price your northern house properly. Three defensible numbers, not one, and you see the tradeoff in each. Pricing is the whole ballgame on the sell side and it is where most of the money is won or lost.

We figure out what that buys down here first. Before you list. If the trade does not work, you want to know that now — not after you have accepted an offer.

We pick your bridge. Contingent offer, rent-back from your buyer, bridge financing, or a straight sell-then-rent. We choose it on purpose, with the cost written down.

I market it like a relocation buyer will see it. Video first. Half the people buying your northern Utah house are doing the same thing you are, in the other direction, and deciding from a screen.

One agent, both closings. You are not handing off to a stranger at the state line and hoping the two sides talk to each other.
