Sell without
being stranded.

The fear nobody addresses on a real estate website: you sell, and then you have nowhere to go. It keeps people stuck in houses they outgrew years ago. Here is every standard way to bridge it and what each one actually costs.

Offer contingent on your sale

How it works. You make an offer down here that only goes through if your northern house sells. No double mortgage, no gap.

What it costs you. Costs you negotiating power. In a competitive situation a contingent offer loses to a clean one, so you may pay more or lose houses.

Rent-back from your buyer

How it works. You sell, close, take the money — and stay in the house as a renter for an agreed stretch while you close down here.

What it costs you. You pay your buyer rent, and the length is capped by their lender. Needs to be negotiated into the offer, not asked for afterward.

Bridge financing

How it works. A short-term loan against your current equity so you can buy before you sell. You move once.

What it costs you. The most expensive option on this list, and it depends on your lender and your equity. Get a real quote before you count on it.

Sell first, rent for a stretch

How it works. You sell with no pressure, bank the equity, and rent down here while you take your time buying.

What it costs you. Two moves instead of one, and a rent payment in between. Also the option that most often gets you the best price on both ends.

Buy first, sell after

How it works. Only if the numbers genuinely support carrying both. Cleanest experience by far when you can afford it.

What it costs you. Two payments until the first house sells. This is the one people talk themselves into. I will be honest with you about whether it fits.
