I'm Kelsey June Earl, a Realtor with Keller Williams South Valley. My work runs the length of Utah — Washington County, where the red rock starts, and the south Salt Lake Valley, where most of my clients are leaving from.

That range is deliberate. Most of the people I represent are making a single move that behaves like two: a house to sell up north, a house to buy down here, and a gap in between that nobody warns them about. Handing that off to a stranger at the county line is where it usually comes apart.

The move that's harder than it looks

You've outgrown a house. Or you're ready to trade a northern Utah winter for morning light on sandstone. The obstacle is rarely the market — it's the stretch between your closing and your next front door, and the quiet fear of ending up with neither.

That fear keeps capable people in houses they outgrew years ago. It's also solvable. There are four or five established ways to bridge it, each with a real cost, and you deserve to see all of them laid side by side before you list — not handed the one that happens to suit your agent.

I've built my entire process around that gap.

Three prices, not one

Most agents hand you a number and call it the market. I build every listing plan around three defensible prices — one that moves the house quickly, one that meets the market where it stands, one that stretches — and I show you precisely what each costs you in time.

You see the comparable sales behind them, too. Not because anyone requires it, but because a number you can't check isn't worth much.

Video first, because that's how people decide now

Half the people buying your northern Utah house are doing exactly what you're doing, in the opposite direction — deciding from a screen weeks before they ever book a flight. So your home gets a genuine walkthrough, not twenty stills and a floor plan.

It works the same coming this way. I film the cities down here so you can rule places in and out from your kitchen table, before you spend a dollar on the trip.

I answer questions in public

Every weekday at three I go live with Ask Kelsey and take whatever comes — no screening, no script. I write The Herriman Insider, read by 2,329 subscribers. And this blog exists to answer the questions people actually type into a search bar at eleven at night, rather than the ones that flatter me.

None of it is marketing for its own sake. It's the same work as sitting across a kitchen table from you: take something complicated and make it make sense.

What I'd tell a friend about the county

The five cities down here are far less interchangeable than the map suggests, and choosing wrong is expensive. St. George holds the airport, the hospital and most of the inventory. Washington City trades a little of that convenience for a newer house. Hurricane buys you room — a shop, a boat, a horse — at the price of a longer drive. Ivins gives you Snow Canyon out the window and almost nothing to choose from. Santa Clara is small and long since settled.

Pick the city before you fall for a listing. That order matters more than anything else on this page.

The part that isn't a sales pitch

Sometimes the right answer is don't move yet. If that's your answer, I'll say so — and I'd far rather say it now than after you've paid for an inspection.

I have time for you either way. A fifteen-minute call costs you nothing, and I'm not going to spend it selling.
